Terms and Conditions

1. About these terms

The interest list and this website are operated by Daryna Klekh, 27 Ushynskoho Street, Kyiv 03151, Ukraine (“we”, “us”). By joining the interest list you accept these terms. If you do not accept them, please do not join the list.

2. Project status

Fjellro is a planned five-star hotel, casino and spa resort beside the locks of the Telemark Canal in inland southern Norway. It is in development. Nothing has been built, the resort does not operate, and the exact location and opening date are to be announced. We cannot guarantee that the project will be completed, or when.

3. The interest list is not a booking

• Joining the list is free and is not a reservation, a booking or a contract for accommodation or any other service.
• It gives no right to a room, a price, a date or priority, and it creates no obligation for you or for us.
• We will never ask for payment, card details or deposits through the interest list. Any such request that claims to come from Fjellro before reservations officially open is not from us, and we would be grateful if you reported it to [email protected].

4. Who can join

The list is open to adults aged 18 and over. You agree to give your own, accurate name and email address and not to sign up anyone else without their permission.

5. Artist’s impressions and descriptions

All images on this website are artist’s impressions. Layouts, areas, guest capacities, finishes, facilities, menus and other details are design targets that may change during planning and construction. Figures marked as planned, such as room areas, spa size, trail length and event capacities, are indicative only and do not form part of any offer.

6. Seasons, nature and the canal

Snow, ice, lake conditions and the timetable of the canal and its locks depend on the season and the weather. We do not guarantee snow, ski conditions, ice on the lake or the operation of the locks on any date. Outdoor activities such as skiing, swimming in the lake or using an ice hole will only take place when conditions are safe and, where stated, with staff present.

The Telemark Canal, its locks and the towpath are public heritage operated independently of us. We do not own, operate or control them.

7. The gaming lounge is subject to licensing

Land-based casinos are not currently licensed in Norway. Casino games and gaming machines are offered only by Norsk Tipping under an exclusive right, and betting on horse racing is run by the Norsk Rikstoto foundation. The planned entertainment and gaming lounge will open only if the law allows it and a permit is granted. It may never open. If it does, it will be for adults aged 18 and over, with identification checked at the entrance. We offer no bonuses, promotions or promises of winnings.

8. Our updates

If you join the list, we will occasionally send you news about the project by email, as described in the Privacy Policy. You can leave the list at any time by writing to [email protected].

9. Removal from the list

We may remove an address from the interest list if messages to it repeatedly fail, if we have reason to believe it was added without the owner’s permission, or if the project is stopped. If the project is stopped, we will send a final message to the list before deleting it.

10. Liability

Information about the project is provided in good faith but may change. We are not liable for plans, travel arrangements, purchases or other decisions you make on the basis of information about a resort that does not yet exist. Nothing in these terms limits liability that cannot be limited by law, or your mandatory rights as a consumer.

11. Governing law and jurisdiction

These terms are governed by the laws of Ukraine. If you are a consumer habitually resident in Norway or another EEA country, you keep the protection of the mandatory provisions of the law of your country of residence, and you may bring proceedings before the courts of that country.

12. Complaints and dispute resolution

Please contact us first at [email protected] so that we can try to resolve any concern directly.

The European Commission’s Online Dispute Resolution (ODR) platform was closed on 20 July 2025 and can no longer be used. If you are a consumer in Norway, Forbrukerrådet (the Norwegian Consumer Council) can give guidance and mediation in consumer disputes, and the European Consumer Centre Norway can help with cross-border matters within the EEA.

13. Transfer of the project

If the project, or responsibility for the interest list, is transferred to another company that will develop or operate the resort, we may transfer the list to that company on the same terms. We will tell you before this happens, and you will be able to leave the list at any time.

14. Changes to these terms

We may update these terms as the project develops. The date at the top shows the current version. The version in force when you joined the list continues to apply to anything that happened before a change.
